3. Property Information
-
All property particulars, descriptions, floorplans, photographs, measurements and prices are provided in good faith and are intended as a guide only.
-
They do not constitute an offer, contract, or part of a contract.
-
Interested parties must rely on their own inspections, searches, and professional advice.
4. Offers and Sales Process
-
All offers are subject to contract and are not legally binding until contracts are exchanged.
-
Oakey Estates reserves the right to continue marketing a property until it is formally marked sold subject to contract.
4.1 ID, AML and Financial Checks
Once a provisional offer is agreed, Oakey Estates are legally required to carry out ID and Anti-Money Laundering (AML) checks, along with a review of the buyer’s financial circumstances, before a property can be marked sold subject to contract. These checks are required by Trading Standards.
-
The fee for these checks is £30 per person, payable in advance.
-
Fees are non-refundable once checks have commenced.
-
Failure to complete or pass the required checks may result in the transaction being withdrawn.
5. Fees and Payments
-
Any applicable fees will be clearly explained before they become payable.
-
All prices are inclusive of VAT unless stated otherwise.
-
Oakey Estates reserves the right to amend fees, subject to prior notice.

We may refer you to third-party services such as conveyancers, mortgage advisors, or compliance providers.
